„A bérlők területet csökkentettek, az üresedési ráta pedig folyamatosan növekszik” – tekintett vissza Saly Miklós, a Colliers International irodabérbeadásért felelős csapatának igazgatója a 2009-es év főbb piaci turbulenciáira.  Ennek ellenére voltak sikertörténetek is.

Jó példa a Váci 33 irodaház, amelynek átadására 2007-ben került sor. Az irodaházat a Colliers International segítségével sikerült másfél éven belül 90%-os bérbeadottsági szintre hozni. A ház egyik fő bérlője a Celanese Corporation, mely egy globális Business Shared Services Centert üzemeltet Budapesten.

Szemben a cégek nagyobb részével, az említett domináns bérlő a válságban is bővült.  A 2800 m2-en elhelyezkedő irodaterületüket nemrégiben további 1 500 m2-rel bővítették, melynek köszönhetően az épületben nem maradt üres terület, és ezzel egyben az irodaház egyértelműen legnagyobb bérlőjévé váltak.

A ház tulajdonosa az osztrák IG Immobilien, kizárólagos ügynöksége továbbra is a Colliers International – összegezte Saly Miklós.

100% occupancy in Váci 33 office building


„Tenants reduced lease areas, and the vacancy rate is increasing” – reminisces Miklós Saly, head of office leasing at Colliers International Hungarian office, on the main points of turbulence in 2009. Regardless, there have still been success stories.

A good example is the Váci 33 office building, which was handed over in 2007. With the help of Colliers International, the building was leased to 90% occupancy within a year and a half of its handover. One of the main tenants of the building is Celanese Corporation which operates a global Business Shared Services Center in Budapest.

As opposed to most other companies, the above mentioned dominant tenant increased lease space during the crisis. Recently, they expanded their 2.800 sqm office space with a further 1.500 sqm area, thanks to which the building is now 100% leased and Celanese Corporation has become by far the largest tenant in the building.

The owner of the building is the Austrian company IG Immobilien, with the exclusive leasing agent remaining Colliers International – summarized Miklós Saly.
